Freight Elevator & Loading Dock Reservations
To protect common areas, all move-ins, move-outs, and large/bulky deliveries and removal must use the freight elevator and loading dock. Passenger elevators and the lobby may not be used.
When a Reservation Is Required
- Move-ins and move-outs
- Large or bulky items (furniture, appliances)
- Contractors delivering or removing large/bulky items
Only shareholders, registered residents and registered contractors may reserve the freight elevator.

Moving Hours
- Monday–Friday: 9:00 AM – 6:00 PM
- Weekends: 10:00 AM – 7:00 PM
- Maximum time: 3 hours per reservation
IMPORTANT: Any move‑in or move‑out, delivery and removal involving large or bulky items must be scheduled in advance with a freight elevator reservation and completed during approved hours (9:00 AM–6:00 PM on weekdays and 10:00 AM–7:00 PM on weekends). Failure to reserve the freight elevator or moving outside the approved hours may result in a $200 fine. The homeowner will remain responsible for fines incurred by residents, tenants, guests, or contractors associated with their unit if the violator does not pay the fines. In this case, the charge will automatically be added to the homeowner’s assessment account.
Fees & Security Deposit
A non-refundable fee and a refundable deposit are required to reserve the freight elevator.
- A $50 non-refundable fee. The fee must be paid during the reservation process by following these online payment instructions.
- A $200 refundable deposit (check payable to River Place North Housing Corporation). The check should be submitted to the Concierge Desk before your move. Reservation may become automatically invalid if the deposit is not received.
Note: Current residents who reserve the freight elevator for one-time transport of a single large appliance don’t have to pay a fee but must still provide a $200 refundable deposit check.
How to Reserve
Reservations should be submitted through our online reservation form, which allows residents to select their preferred date and timeslot. Reservations must be submitted at least two days before the moving time, and proof of payment must be included with the submission. The Concierge Desk will review the request within one business day.

Rescheduling
Residents may reschedule their reservation one time, provided that the request is submitted before the original reservation begins, at least two days before the new moving date, and the new reservation date falls within one month of the original reservation date.

Late Arrival
Residents must arrive and complete their move within their reserved timeslot.
- If you show up late, your reservation will still end at the originally scheduled time. Continued use beyond the reserved period is not permitted unless an immediately following timeslot is available and approved by management. In this case, you will be required to pay for the additional reservation timeslot.
- If you show up after regular moving hours (after 6:00 PM on weekdays and 7:00 PM on weekends), we will not accommodate your move. Moving outside the approved hours may result in a $200 fine. Damage to the elevators or other assets of the building would incur additional fines.

Party Room Reservations
The Community / Party Room, located on the lobby level, is available daily for quiet use by registered residents and may be reserved for private events.
Private Events
Registered residents may reserve the Party Room for private events of up to 28 people.
Fees & Security Deposits
- $75 non-refundable reservation fee for up to 3 hours
- $25 per additional hour
- $300 refundable security deposit (check payable to River Place North)
How to Reserve
You may reserve the Party Room online using the Reservation Form, or in person at the Concierge Desk. The Concierge Desk manages availability and will confirm your reservation. Please note that reservations are not confirmed until both the fee and security deposit are received.
